?A holiday home is still a ?home?.? Entrusting our personal possessions and carefully chosen soft furnishings, fixtures and fittings requires a certain amount of faith.? Add to that the complications and awkwardness of letting family and friends use your bolthole when you?re not there and you immediately see the reasons why most people just don?t bother.

But it is possible to combine the two and let your holiday pad to likeminded people in a safe and structured manner, whilst also making some extra money to cover your running costs. Here are my tips:

1) Do your research.? Look at the kinds of properties listed on the sites you plan to use.? Are they targeting a similar market to yours, is the audience right?

2) Remove sentimental or overly personal items from the property or lock them away.? However careful you are about vetting your guests, accidents do happen and it isn?t worth the heartache.

3) Make sure your home is properly insured ? your policy needs to cover commercial holiday lettings, not just family use.

4) When you?re preparing your home for paying guests put yourself in their shoes; what do you look for when you go away and what makes the difference between a mediocre break and an amazing holiday.? A happy guest means repeat custom or recommendations.

5) By all means have some ground rules but don?t go overboard.? There?s nothing more likely to take the fun out of a holiday than counting the teaspoons in and out.

6) Think about your market ? if you?re targeting couples think coffee machines and wine coolers.? If your market is families, make sure you have a travel cot and other child friendly equipment.

7) Become a virtual travel guide.? You are the experts on the local area.? Leave information, tips and advice about where to visit, eat and drink from a ?locals? perspective.? Not everyone wants to explore on holiday but many will appreciate your insight.

8) Ask for feedback.? This is useful for future guests to read but also gives you helpful market research to tweak your offer for future guests.
